Today we’re going to talk about township developments in the southern side of Metro Manila.
Living in a beautiful home with white picket fences and a font lawn, a garden, a backyard, large open spaces, huge parks, big amenities, seems like a far away dream, most especially nowadays when you see most of the developments getting more and more congested in the city.
Also the lack of good city planning in some areas has also resulted in more problems such as traffic, congestion, flooding, among others. But it’s not too bad. Not all areas are like this.
Today we’re like to bring your hope back by showing you some ideal spots where you can probably build your dream home.
The first township development is what we call Nuvali.
It’s a 2,200 hectare development at the southern portion of Metro Manila. It’s a master plan mixed-use community which features residential, commercial, educational, religious, and institutional development for your use. Inside Nuvali you’ll find that there are a lot of commercial developments that you can enjoy such as Solenad 1, Solenad 2, and Solenad 3.
You also have an events place that you call the Monochrome. You have a central lagoon with water cabs on it. You have a lot of amazing schools in and around the area such as Xavier Nuvali, Miriam School, De La Salle Canlubang, Don Bosco, Brent International School, St. Scholastica, and many more.
There are also a lot of communities that feature different kinds of lot cuts that can cater to your needs. If you prefer smaller lot cuts, probably in the size of 100 or all the way to 250 square meters, you have Avida Parkway Settings, Avida Settings, and Avida Estates. For larger lot cuts that are roughly around 200-350 square meters you have Avida Hillcrest Estates and Mondia. If you want slightly larger lot cuts, probably in the 300-450 square meter range, you’ll find it in Treveia, Venare, and Mirala.
Now if you want even large lot cuts than that, probably in the range of 500-1,000 square meters you’ll find it in Riomonte, Cerilo, and Lumira. Now if you’re in for a larger lot pad and if you want to aim for a home with a huge garden in the back, you could probably aim for lot sizes around 700 all the way to 1,000 square meters. And the communities that will cater to you are Elaro, Soliento, Luscara, Abrio, and Santierra.
The master plan of Nuvali involves a 163-hectare commercial hub that involves carefully conceptualized and well thought of commercial and retail areas. There’s a large green ratio as far as the development is concerned.
So inside you will find a lot of parks, open spaces, walk pads, and jogging pads. There’s even a bike track inside Nuvali to enjoy. Inside Nuvali you will also enjoy a lot of recreational parks and facilities such as the Nuvali Lake, Greens and Patches, the Nuvali Bird and Wildlife Sanctuary, the fields in Nuvali, and the Republic Wake Park. Inside Nuvali you’ll also find amenities such as three football fields, two baseball fields, and three beach volleyball courts.
There will also be a mass transport terminal to support the development.
Given the large open spaces that are designed around the lifestyle of the residents of Nuvali, you will find that Nuvali offers an environmentally sustainable development. It is a living, breathing community designed for the future.
If you can imagine your life in Nuvali, you can have large open spaces, bike tracks, walk pads, a lot of greens, yet still having the conveniences of having the central business district such as an office, retail areas, and good schools.
The access to Nuvali is also going to be easier in the next few years, most especially with the completion of the Cavite-Laguna Expressway or the CALAX. There are going to be several exits accessibly near Nuvali, which will make life easier going back and forth from work or from leisure.
Another township development is located on the southern side in the Cavite area, which is called Vermosa.
Vermosa is a 700-hectare development. It is a complete mixed-use development with a central business district. It offers diverse living options, pedestrian focused development, and generous open spaces.
The central business district of Vermosa is roughly around 124 hectares. The first portion being a campus type set up with 4-8 storey buildings and 11 hectares open space. And the phase 2 development will be around 67 hectares with 10-15 storey buildings and 25 hectares of open space. That’s a lot of open space for leisure and work, so it will probably complete more of a balanced live-work-play lifestyle.
Inside Vermosa you will also find one of the most prestigious schools in the Philippines. The De La Salle Zobel Vermosa Campus.
Other things to enjoy in Vermosa include a 2.5 meter-wide pedestrian lane and a 1.5 meter-wide bike lane. This will encourage walking, biking, and healthier activities.
One of the best features that you will find inside Vermosa is the Vermosa Sports and Lifestyle Complex. Inside it you will find an Olympic size pool, a 400-meter track and field, a sports science laboratory, a motor cross track, and a bike stilts park. This will be open to the public and professionally managed.
Inside Vermosa you will find community retail shops with around 10,000 square meters of built up area. Here you will find healthy dining options and sports shops that suit your needs.
It’s also accessibly located near Alabang through the Daang-Hari road. So if you will like going back and forth from the city, it’s highly accessible. You can also access Vermosa through the newly constructed Muntinlupa-Cavite Expressway, which makes travel a lot easier. The best part about Vermosa is that it’s only approximately 14.6 kilometers located South of Alabang.
Another township development that you might find interesting is called Evo City.
It’s a 200-hectare development that is envisioned to be the innovative and world-class central business district of the southern portion of Metro Manila.
Evo City is located only around 18 kilometers South of the NAIA airport, 26 kilometers from Global City, and only 19 kilometers from Alabang. It has even become easier and faster to get to it through the Cavite Expressway, or what we call CAVITEX.
Future additional infrastructure includes the Southwest Integrated Transport System, which is located in ArCa South. Future additional infrastructure is also expected to link Evo City to key central business districts such as the Southwest Integrated Transport System, the Cavite C5 Southlink, the Cavite-Laguna Expressway, LRT 1, and the LRT 6.
Evo City is 200-hectare mixed-use master plan development which includes a 159-hectare central business district. This means you will find malls, offices, and hotels within that area.
You will also find a residential development inside Evo City. Inside you will find a variety of sprawling parks that are seamlessly connected through the city to create a more pleasant pedestrian experience. Inside you will find a 5-hectare main park, which is a central amenity anchoring the entire central business district. The Plaza will be a convergence area for the city, merging the heritage of old tradition and modern day celebrations. Inside Evo City you will find linear parks lined with retail establishments that create a pleasant and interesting walk around the Evo City whether it’s daytime or nighttime. You will find that the road network inside Evo City offers enhanced pedestrian-friendly roads where both the primary and secondary roads have designated bike lanes. Being a walkable and connected city, this will create a new dimension in the urban setting, allowing people to safely move around the city in a smarter mode of transportation. Pocket parks within Evo City will further enhance pedestrian experience.
So what did we learn today? Today, we learned that there are a lot of township developments in the southern part of Metro Manila where you can still live that dream life. You have a lot of open spaces, large lot cuts, commercial areas, schools, and even accessibility is not an issue because you can go back and forth Metro Manila anytime you wish.
